We know that buying your first home is a big decision and a daunting task, that is why we work with you, and for you, from idea inception to collecting the keys from the estate agent (and beyond usually).

How much Can I borrow?

The amount a mortgage lender will lend to you will be dependent on your income and expenditure. All lenders want to ensure the mortgage is affordable for you but they typically lend 4.5x your income.

We explain everything to you in terms you can understand. The different types of mortgage, repayment methods and advising on which one is tailor made for you.

We walk with you on the journey, from checking initial affordability, dealing with estate agents, surveyors and solicitors. Come rain or shine we are there to help you understand the process and get you to the end.

 

Our Process

 

Initial Call

Book in a call with us and on that initial call we discuss your circumstances, requirements and establish whether we can assist you including determining how much you can borrow.

 

Application Submission

Now you have found your ideal property and had an offer accepted, we are ready to get the mortgage process started for you with the lender by submitting a full mortgage application.

Request for Documents

Once we have established we can assist you, we will request all of the appropriate documentation. A complete list of documentary requirements can be found here.

 

Mortgage Offer

The lender will want to verify two main areas. Your ability to pay and the suitability of the property you are purchasing. Once they have verified your documents, credit status and received a satisfactory valuation for the property, the mortgage offer will be issued.

Find a Property

You are now ready to find that ideal property to call home. We know many estate agents will request an Agreement in Principle in order to view. We can alleviate that requirement for our clients.

 

Completion

A copy of the mortgage offer will be issued to you, to us and to your nominated solicitor. Once issued all that remains is for your solicitor to complete the conveyancing process and then you can collect your keys and move into your new home.

Your home may be repossessed if you do not keep up repayments on your mortgage.

A fee of up to 1% of the mortgage amount may be charged depending on individual circumstances. A typical fee is £495.
